Squaw Valley Real Estate, LLC (applicant) has proposed the Village at Squaw Valley Specific Plan to permit development of approximately 94 acres at the foot of the Squaw Valley Ski Resort on property interwoven with the existing village center and a parcel east of the main village area. Placer County is the lead agency and client. The mixed-use development would include resort residential, commercial, and recreation uses, as well as parking and other visitor amenities. Restoration of a portion of Squaw Creek is also proposed. The project is intended to provide development of an all-season, world class resort. Ascent is preparing a program EIR to evaluate the environmental effects of the overall Specific Plan. Key issues include:

  • aesthetic impacts from key vantage points, including Squaw Valley Road, which is designated as a scenic roadway
  • hydrology and water quality, including site drainage effects on Squaw Creek sedimentation and water quality, as well as restoration of a key portion of the creek
  • water supply and stream flow impacts of groundwater withdrawal in the Squaw Creek watershed
  • traffic impacts on the local access road (Squaw Valley Road) and State Route 89, which serves the Truckee/Tahoe region.
